If your boiler is leaking water, it is important to act quickly but calmly. A small drip can soon turn into a bigger problem, affecting safety, electrics and your heating system if it is left too long.
First steps to stay safe around a leaking boiler
Before you worry about the cause, deal with immediate safety. Water and electrics do not mix, and a badly leaking boiler can also damage floors and surrounding walls.
Start by turning off your heating using the boiler controls or programmer. This helps reduce stress on the system and can slow the leak. If the leak is severe or spraying, it is sensible to turn the boiler off completely at the mains switch next to it.
If you can see water near electrical sockets, switches or the boiler’s fused spur, switch the electrics off at the consumer unit for that circuit, or the main switch if you are unsure. Do not touch wet switches or sockets.
You can turn off the cold water supply to the boiler if water is escaping rapidly. Look for an isolation valve on the cold pipe entering the boiler, usually with a small slot or lever you can turn ninety degrees. Pressure relief valve discharge
The pressure relief valve (PRV) is a safety device that lets water out if the system pressure gets too high. It usually discharges through a copper pipe that runs outside.
If you notice regular dripping or water marks under that pipe, it may mean your boiler pressure is too high or the valve is worn and not closing properly. This often ties in with the pressure gauge frequently creeping above the recommended green zone.
Condensate trap and pipe issues
Modern condensing boilers produce acidic condensate that drains away through a plastic pipe. If this pipe becomes blocked, frozen, cracked or poorly connected, water can escape near the base of the boiler.
You might see intermittent leaks, especially when the boiler is running, or water outside the property where the condensate pipe exits. Any internal work on the condensate trap or inside the casing should always be left to an engineer.
Pump seals and connections
The circulation pump moves hot water around your heating system. Over time, its seals can wear or its connections can loosen, leading to drips from the pump body or nearby joints.
This type of leak often appears as a steady drip, sometimes with rust staining or white limescale deposits around the pump. Left untreated, it can lead to air entering the system and noisy pipework.
Internal corrosion and loose fittings
Ageing boilers can suffer from corrosion on internal pipework, heat exchangers and joints. Corroded metal can eventually pinhole, allowing water to escape inside the casing and then out of the bottom of the boiler.
Loose compression fittings or poorly sealed joints can cause similar issues, especially after recent work. You might see staining, a damp smell, or water marks around the bottom edge of the casing.
Expansion vessel and pressure problems
The expansion vessel helps your system cope with the natural expansion of water as it heats up. If its internal air charge fails, pressure can rise too quickly when the boiler fires.
This often leads to regular pressure spikes, the PRV discharging water and the pressure dropping low again once things cool. Repeated topping up with the filling loop can make this worse over time.
How leaks link to pressure drops and boiler lockouts
On a sealed system, any water escaping reduces the overall volume, which shows as a pressure drop on the boiler gauge. If you are regularly losing pressure, there is usually a leak somewhere, even if you cannot immediately see it.
When pressure falls too low, many boilers will shut down to protect themselves, showing a fault code or flashing light. Similarly, some will lock out if they detect high pressure or frequent use of the pressure relief valve.
If your boiler keeps locking out after you reset it, or if the pressure drops again soon after topping up, there is almost certainly an underlying issue that needs proper investigation.

It can be tempting to try quick fixes, but the wrong action can create bigger problems or safety risks. The main thing is to avoid taking the boiler apart or altering safety devices.
Do not remove the boiler casing or work on internal parts unless you are a qualified Gas Safe engineer. The casing on many modern boilers forms part of the safety room seal, and disturbing it without proper checks can be dangerous.
Avoid repeatedly topping up the pressure if it keeps dropping. Constantly adding fresh water introduces oxygen into the system, which speeds up corrosion and can damage components. It is fine to top up once on your engineer’s advice, but if the pressure falls again, treat it as a sign something is wrong.
